Timing & scheduling

How long does a typical pressure washing job take?

Most residential jobs take 2–4 hours from arrival to wrap-up. A standard driveway + sidewalk runs about 2 hours. A full house wash including siding, fence, and driveway typically falls in the 3–4 hour range. We give you a time estimate before we start, and we stick to it — we don't add hidden "extra" time.

Do you offer same-day or next-day service?

Sometimes. We book 1–3 days out on average, but if we have a cancellation or an opening, we'll let you know. If you're dealing with an event, a sale, or some other deadline, tell us — we'll do our best to work you in. Same-day service isn't guaranteed but it's not off the table either.

How often should I pressure wash my property?

Once a year is the baseline for most DFW homes — usually in spring, before the summer heat sets in. Properties under trees, near construction, or with pets may benefit from twice a year. We can set up a recurring schedule at a discounted rate if you want to stay on top of it without thinking about it.

The service itself

What's included in your service?

Whatever surface you're paying for gets thoroughly cleaned — not just sprayed. That means pre-treating stains and organic growth, using the right pressure for the surface type, and rinsing clean. We move objects (furniture, planters, vehicles) as needed and return them when we're done. We do not cut corners to finish faster.

If you book a "full house" package, that includes siding, windowsills, doors, garage door, driveway, and walkway. Every surface that should be clean gets cleaned.

Do you use chemicals? Are they safe for pets?

We use a biodegradable cleaning solution on surfaces that need it — driveways, pool decks, heavy mold. It's effective on algae, mildew, and the grime Texas weather leaves behind. We keep pets and kids away from the surface while it's treating (usually 10–15 minutes), then rinse thoroughly. Once dry, the surface is safe again. Let us know if anyone in the household has sensitivities and we'll adjust our approach.

Do you clean windows?

We rinse windows as part of the house wash — it comes with the package. If you want a full window clean (squeegee, detail edges), that's a separate service we can add. We won't upsell you on it; we'll just mention it as an option.

Surface care

Can pressure washing damage my concrete or pavers?

Done wrong, yes. Done by us, no — and here's why: we adjust pressure per surface type. Bare concrete handles high pressure fine. Stamped overlay, pavers, and pool deck concrete require significantly lower pressure — we use a surface cleanerAttachment that distributes pressure evenly and avoids the gouging that a rogue wand can cause. We pre-inspect every surface before we start.

If your concrete has existing cracks or is already spalling, tell us upfront. We adjust accordingly. We won't pretend there's nothing to worry about if there is.

My fence is wood. Can you clean it without splintering?

Yes — with the right technique. We use low-pressure soft washing for wood surfaces, letting the cleaning solution do most of the work. High pressure on wood forces water into the grain and creates splintering. Our wood cleaning approach gets the grime and mildew off without beating the boards up. It takes a little longer, but your fence lasts longer as a result.

Property access

Do I need to be home when you arrive?

No, not for most jobs. We just need access to the areas being cleaned — gates unlocked, pets secured if there's a fence with a latch we can't reach. If there's a keypad, leave the code. If your dog is friendly and chill, we can work around them. If it's a bite-risk situation, keep them inside or let us know.

For interior access (inside windows, certain door tracks), we would need you or a representative there. We'll note that ahead of time so there are no surprises.

What if it rains on the day of my appointment?

We monitor weather and will reach out to reschedule if conditions are unsafe or if we'd be working in standing water with poor results. Light rain doesn't automatically cancel — if the surface is dry enough to clean safely, we may still proceed and let you know. If the forecast is genuinely bad, we'll get you moved to the next available slot with no penalty.
